Tenants Fees
No admin or application fees. Here's what we check before you move in, and what can apply during your tenancy.
£50 holding deposit
Reserves the property while we reference you, and is refunded against your first rent payment when you move in. It's kept if you give false information, fail a Right to Rent check or withdraw.
Tenancy length
Usually 6 or 12 months — choose "Other" when you apply if you need a different length.
Right to Rent
Every adult living at the property completes an application and must pass a Right to Rent check, as required by law.
Income-to-rent ratio
Your income needs to be at least 30x the monthly rent. Any shortfall may require a guarantor.
Credit check
We run a full credit check through an independent referencing agency. CCJs, bankruptcies and IVAs affect the outcome, and undeclared adverse credit will be declined.
Move in
One month's rent plus a deposit equivalent to 5 weeks' rent, held with the Deposit Protection Service (DPS).
Late payment of rent
Interest at 3% over the Bank of England base rate applies to any payment not made by its due date.
Changes to a tenancy
Requests to amend the agreement after it starts — such as a change of sharer — carry a £50 (incl. VAT) charge, subject to landlord approval.
Early termination
You remain liable for rent until the property is re-let, plus a re-letting fee of £200 + VAT to cover advertising and administration.
