Property management in Hull, done properly
MyPad has been letting and managing homes in Hull since 2002. From our office on Chanterlands Avenue we look after houses, flats and HMOs for landlords across the city, whether you own a single buy-to-let or a growing portfolio.
Our full management service is built on a simple promise: no rent, no fee. If your rent isn’t collected, we don’t charge commission on it. There are no upfront advertising fees either.

Let-only service for hands-on landlords
Prefer to manage the property yourself? Our let-only service covers the part that takes the most time: marketing, viewings, referencing and setting up the tenancy. You get a fully let property with the paperwork done, then take it from there.

Full management of a residential let is 12% including VAT (10% plus VAT), with a one-off letting fee of £120 including VAT. HMO lets are 18% including VAT. Deposit registration is £60 and routine inspections are £60. Rent guarantee and legal expenses insurance is available, priced on the rent. Protected and accountable
MyPad is a member of The Property Ombudsman and Client Money Protect. Your rent is held in protected client accounts, and if anything ever goes wrong there is an independent route to put it right.

How much does property management cost in Hull with MyPad?

What does 'no rent, no fee' mean?
If we don't collect your rent, we don't charge you our management commission for it. Our income depends on your property being let and paying, so our interests are the same as yours.
What's the difference between full management and let-only?
With full management we look after everything for the length of the tenancy: rent collection, repairs, inspections and compliance. With let-only we market the property, find and reference a tenant and set up the tenancy, then hand it over for you to manage.
Do you manage HMOs in Hull?
Yes. We manage houses in multiple occupation as well as single lets, including communal area inspections. HMO management is 18% including VAT. See our HMO management page for more detail.
How are my tenants' deposits protected?
Every deposit we take is registered with the Deposit Protection Service (DPS), a government-approved scheme. MyPad is also a member of Client Money Protect and The Property Ombudsman.
